South east view of the grounds of Sir John Elwill's house: Elvill's, Englefield Green, near Egham, Surrey; 

pencil, pen and grey ink and watercolour, within a blackline border, watermark, on laid paper, bears Colnaghi label inscribed ''THE OPEN ROAD' Thought to be / Englefield Green / WATERCOLOUR DRAWING BY PAUL SANDBY. R.A. / (1725-1809' attached to the backing board, 26 x 37.6 cm.

Note: 
Sandby was a prominent and influential landscape watercolourist who became one of the founding members of the Royal Academy in 1768. The present work is a charming example of his approach, defined by a simplicity and clarity of line which befits his peaceful compositions depicting quiet, typically rural surroundings occupied only by a few diminutive figures. 

Built between 1758 and 1763, Sir John Elwill, 4th Baronet, commissioned the celebrated architect Stiff Leadbetter (c.1705-1766) to design his property, called 'Elvill's', now known as 'Castle Hill'. Englefield Green is a short distance from Windsor Great Park, and Sandby executed a number of watercolours of the area, examples of which can be found in the Royal Collection and the Nottingham City Museums and Galleries. In Sandby's 1777 'A Collection of Landscapes', he commented on the location of Elvill's: '... In a word, the country for several miles round is more agreeable than can be imagined.' 

Buyer's Premium

The buyer shall pay the hammer price together with a premium thereon of 26% up to £20,000 (31.2% inclusive of VAT), 25% from £20,001 - £500,000 (30% inclusive of VAT), 20% from £500,001 thereafter (24% inclusive of VAT). The premium price is subject to VAT at the standard rate.

Qualifying living artists and the descendants of artists deceased within the last 70 years are entitled to receive a re-sale royalty each time their work is bought through an auction house or art market professional.

It applies to lots with hammer value over £1,000 as follows:
0 to £50,000 - 4%
£50,000.01 to £200,000 - 3%
£200,000.01 to £350,000 - 1%
£350,000.01 to £500,000 - 0.5%
Exceeding £500,000 - 0.25%
ARR is capped at £12,500
